Overview

SBS has partnered with Compliance to offer Building Control Services to customers.

Why is Building Control Services needed?

• Building Regulations set standards for design and construction which apply to most new buildings and many alterations to existing buildings.

• The aim is to ensure that buildings are safe, healthy, accessible and sustainable.

• Practical guidance on ways to comply with functional requirements is outlined in a series of “Approved Documents” published by the Department for Communities and Local Government

• The Building Regulations are enforced by Building Control Bodies (BCBs) and Approved Inspectors. At Compliance we offer full building control approval through private licensed inspectors.

When is the Building Control Service needed?

• All new dwellings require certification under the Building Regulations by a BCB/Licensed Inspector.

• You need to have engaged a BCB prior to starting on site and have your design checked for compliance. You must now provide them with a Predicted Energy Assessment (PEA) before starting on site to demonstrate compliance with ADL1a.

How do I know I have passed Building Control?

• Building Regulations now place greater emphasis on the quality of the fabric of the building, efficient heating systems with better controls, renewable technology, solar gain and controlled ventilation.

• All of these areas need to be considered by Building Control Body, our service undertaken by Government licensed inspectors will:

• Serve the Initial Notice to the Local Authority

• Undertake a design assessment and provide advice in relation to non-compliance including on fire strategy and DDA compliance.

• Provide a “Plan Approval” so as that you are secure in the knowledge that your development meets the Building Regulations requirements.

• Undertake site inspections during the build

• At completion provide the “Final Certificate” demonstrating compliance.

Hints & Tips

• Meeting the new energy and fabric efficiency standards under Part L 2010 can be cost effectively achieved by incorporating design improvements at an early stage. To achieve Compliance we will work closely with your Architect/designer to achieve this.

• Under the Part L 2010 Building Regulations you must get a design stage Predicted Energy Assessment (PEA) undertaken and submitted to Building Control before starting on site.

• Not having an air tightness test undertaken at completion will penalise the SAP assessment leading to higher build costs and a higher energy rating.

• The Code for Sustainable Homes assessments is important to remember that you may have to commission additional surveys & reports before starting on site. You will also have to incorporate additional measures into the build. We recommend having a pre-assessment undertaken at an early stage so as that you can identify any cost implications at the outset.
